Montreal rent prices surge 70% over past decade

New analysis shows dramatic acceleration in housing costs, with rents rising faster in the last 10 years than the previous 20.

Montreal rent prices have surged dramatically in recent decades, with the past 10 years witnessing the fastest-growing rents on record. According to data from the Canada Mortgage and Housing Corporation (CMHC), the average cost of rent in 2006 was $617 per month. Between 2006 and 2016, rents climbed 23 per cent to an average of $761. However, since 2016, prices have changed dramatically, with the acceleration continuing through 2026. This is part one of the Montreal Gazette's series "Renting Montreal," which will examine the housing affordability crisis and its impact on residents across the city.
