Up to 3,000 affordable homes planned for Ottawa

Ottawa will see up to 3,000 new mixed-income affordable homes under a federal-municipal partnership announced this week, with eight projects already approved to deliver more than 1,100 rental units.
Build Canada Homes, a federal agency launched in September 2025 to grow mixed-income housing across the country, is backing the projects with up to $400 million in combined federal and municipal contributions. The agency will contribute surplus federal lands for 2,000 homes, while the city is providing $150 million in funding and waiving fees to speed approvals and reduce building costs.
The city's contribution also includes property tax exemptions for affordable units built on federal lands, valued at $200 to $245 million.
Among the approved projects is Parkway House in Lincoln Fields (part of Britannia Village), a three-building mixed condo and rental development that will replace and incorporate space for Parkway House, a non-profit care facility for people with disabilities. The project will unfold in phases to keep Parkway House operational during construction. Residents will benefit from proximity to the future Lincoln Fields LRT Station and nearby trails.
Nesting Ground, a Canadian non-profit developer specializing in sustainable mixed-income housing, is leading two of the approved projects. The partnership reflects a shift toward faster approvals and federal-municipal alignment on housing supply.
