Calgary detached home prices fall sharply in northeast and east areas

Northeast Calgary saw the steepest decline at 6.8%, while East Calgary dropped 5%, though West Calgary remains the priciest market.

Calgary's detached home market is cooling unevenly across the city, with the northeast and east experiencing sharp declines while western neighborhoods hold strong.

The Calgary Real Estate Board released its June 2026 housing report Thursday, revealing which parts of the city have recorded the biggest price drops over the past year. As a whole, Calgary saw a 1.42% drop in year-over-year detached home benchmark prices to $750,500.

The northeast saw the largest decline, dropping by 6.8% to $560,700. East Calgary followed with a 5% decline to $489,400, making it the least expensive area of the city. North Calgary also weakened, seeing a 4.25% drop with the benchmark price falling to $651,600.

Only two quadrants recorded year-over-year increases: the city centre rose 1% to $996,800, and west Calgary climbed 3.7% to $1,025,000, making it the most expensive spot in Calgary. On a month-over-month basis, detached home prices are up slightly across Calgary as a whole at 0.36%.

Other home types also saw pressures. Apartments experienced the largest decline at just under 9% to a benchmark price of $299,000, while semi-detached homes ticked up 0.17% to $694,600.
