Seven mid- to high-rise buildings will add roughly 700 units, bringing retail and mixed-use development to the neighbourhood.

Blatchford is about to undergo significant growth as seven apartment buildings ranging from four to six storeys move into development and planning stages, with construction already underway on two.

These new buildings will add approximately 700 units to Blatchford, more than doubling the 500 residential units that already exist or are under construction. Several of the buildings will include retail space at ground level, bringing mixed-use development to the community. "Mixed use is really critical for what we're trying to do in Blatchford," said Cheryl Mitchell, acting project lead. "It starts to bring those amenities closer to people."

Blatchford, built on the former municipal airport site (last flights in 2013), spans 536 acres with 276 acres of developable land. As of 2026, 63 per cent of developable land is either fully constructed, under construction, or in planning — up from 57 per cent at year-end 2025. The city also plans additional four- to six-storey buildings and a new zone for structures six to 15 storeys tall, particularly on the east side.

Metis Capital Housing Corp. is developing the first affordable housing component as a low- to medium-rise building. Currently, no land parcels remain on the market, though several builders have expressed interest in future releases.
