Edmonton housing market cools as sales slip and condo inventory swells

Sales fell 7.6 percent in July from June and 11 percent year-over-year as inventory climbed 17.9 percent from last summer.

Edmonton's housing market is cooling significantly, driven by a surplus of condominiums and slowing migration into the city, according to the Realtors Association of Edmonton.

Sales in the greater Edmonton area dropped 7.6 percent in July compared to June. Year-over-year, July sales fell 11 percent. Meanwhile, listings rose slightly from June but climbed 17.9 percent compared to July 2025.

"We're seeing a much slower pace right now," said Darlene Reid, board chair of the Realtors Association of Edmonton. "That is normally a seasonal trend, but we are seeing a little more of a slowdown than we saw last year."

Demand is uneven across the city. Some pockets like the southwest remain warm, and demand for single-family detached homes remains high. However, apartment-style condominiums are already showing buyer's-market conditions, Reid said, as new builds started in previous years are now finishing and flooding the market with inventory.

Migration into Edmonton has also slowed significantly. The city is seeing fewer newcomers from British Columbia and Ontario. International student enrolment has declined, reducing the traditional activity of parents buying condos for their children, Reid said.

House prices remain steady despite the cooling demand. The MLS Home Price Index benchmark for an Edmonton home was $429,100 — a 0.3 percent decrease from June and unchanged from July 2025.

Realtor Wendy Theberge said she is already feeling the slowdown. After experiencing her busiest year on record, conditions have calmed. "Whatever you have to sell, it has to be the best, the prettiest, the best price," she said. "Those three rules of real estate never change."

For buyers, the shift brings relief from the pressure of competitive offers. Theberge noted that buyers remain active, particularly first-time buyers in their early twenties saving for townhouses or condos. "It can be done in Edmonton," she said. "Edmonton's such a steady market. It just keeps on chugging along."
