Colonnade BridgePort has filed a subdivision application with the City of Ottawa to develop a major mixed-use project near Blair LRT Station, proposing five residential towers that would add more than 1,200 units to the Orléans area.
The four-acre site at 2000 City Park Drive would be divided into eight blocks featuring five highrises ranging from 12 to 30 storeys, a public park covering about a quarter acre, and a multi-use pathway connecting to Blair Station and the nearby Gloucester Centre mall. The development would add more than 800,000 square feet of new construction.
The proposal envisions three 30-storey towers on the southern portion closest to Regional Road 174, a 16-storey highrise on the northeast corner, and a 12-storey building to its west. A public road through the property would have two intersections off City Park Drive, and the pathway would serve pedestrians and cyclists accessing transit.
The project is located about 450 metres west of Blair Station. Earlier this year, city council approved Official Plan and zoning bylaw amendments to allow taller buildings at the site—previous zoning limited heights to 20 storeys across most of the property.
In a 2025 interview, Colonnade BridgePort senior vice-president of development Kelly Rhodenizer described the vision as a "mixed community." The 16-storey tower is likely to be built first, though the firm and its partners are still mapping out the construction sequence. "This is a five- to 10- to 15-year planned buildout," Rhodenizer said.
Undetermined aspects include the number of parking spaces, types of amenities, and potential ground-floor commercial components. Rhodenizer noted that tenants such as restaurants and retailers could be accommodated in future buildings.
Colonnade BridgePort, the city's largest privately owned commercial property manager, partnered with an unnamed institutional investor to purchase the land and an adjacent five-storey office tower at 1900 City Park Drive from QuadReal Property Group in March 2023.
