How much does rent cost in Montreal versus Vancouver? We did the math

Montreal is still significantly cheaper than Vancouver across rent, home prices, and most groceries, with over $2,000 monthly difference in downtown one-bedroom costs.

Montreal remains substantially cheaper than Vancouver across most categories, with the gap particularly stark in real estate.

A one-bedroom apartment in downtown Vancouver averages $2,600 compared to Montreal's $1,766 — roughly 32% more. Outside the core, Vancouver runs $2,228 versus Montreal's $1,379. A three-bedroom downtown costs $5,000 in Vancouver against $3,154 in Montreal. Overall, rent in Montreal is about 36% lower than in Vancouver.

Home buying is where the difference becomes most dramatic. The price per square metre for an apartment in downtown Vancouver averages $12,639, nearly double Montreal's $7,138. Outside the centre, it's $9,906 versus $5,368 — the widest gap in the entire comparison and a major reason Vancouver has earned its reputation as a place where home ownership feels unrealistic for many.

Groceries tell a mixed story. Montreal charges more for milk ($3.26 versus $2.96), bread ($4.47 versus $3.86), and local cheese. Vancouver charges more for meat and produce: chicken fillets run $20.24 in Vancouver versus $16.51 in Montreal; beef is $26.83 versus $19.71. Overall, Vancouver's grocery prices are about 18% higher.

Monreal's transit system is bigger and cheaper — a monthly STM pass costs $110 compared to Vancouver's $114.40. Single fares are roughly equivalent. Monthly utilities are nearly identical ($114 in Montreal, $116 in Vancouver), but Montreal pulls ahead on internet at about $59 monthly versus $75 in Vancouver.

Eating out leans slightly cheaper in Montreal: an inexpensive sit-down meal averages $23.50 here against $27.50 in Vancouver, and a three-course dinner for two runs $105 versus $120. Beer is the one exception — a domestic draft is a dollar cheaper in Vancouver.

Private full-day preschool or kindergarten shows another significant gap: $841 monthly in Montreal versus $1,631 in Vancouver, close to double. Quebec's subsidized daycare system accounts for much of this difference and is a key reason Montreal ranks as one of Canada's most affordable cities for families with young children.
