The Greater Toronto Area housing market tightened in July 2026, with home sales edging down and new listings falling significantly—a shift that could mean less negotiating room for buyers and potential price stabilization in coming months.
GTA realtors reported 5,995 home sales through the MLS system in July, a slight decrease of 0.9 per cent compared to July 2025. More tellingly, new listings plummeted to 14,484—down 17.8 per cent year-over-year. On a seasonally adjusted basis, sales were up from June but listings were down, continuing the tightening trend.
The average selling price stood at $1,003,956, down 4.5 per cent year-over-year. The MLS Home Price Index Composite benchmark was down 4.6 per cent annually, though month-over-month it edged up on a seasonally adjusted basis.
TREBB President Daniel Steinfeld said the shrinking inventory means buyers face more competition. "With sales accounting for a larger share of listings, buyers may find there is less room to negotiate moving forward. If current trends continue, home prices could start to level off compared to last year," he said.
Chief Information Officer Jason Mercer noted that recent economic data—stronger-than-expected growth and job numbers—could spur buyer confidence if inflation and borrowing costs continue to ease. However, uncertainty around tariffs and interest rates still keeps many potential homebuyers on the sidelines waiting for clearer conditions before entering the market.
