Calgary's housing market continues cooling, with detached home prices falling hardest in the northeast and buyers gaining negotiating power across the region.

Northeast Calgary detached homes recorded the steepest decline, dropping 6.01% year-over-year to a benchmark price of $556,600. East Calgary came second with a 4.99% drop to $476,200 — making it the cheapest quadrant in the city. North Calgary fell 3.80% to $640,200.

West Calgary bucked the trend, climbing 2.69% to $993,700, the most expensive quadrant. City centre detached homes rose 0.72% to $981,300.

Across all property types, apartments took the hardest hit. They fell 8.3% to a benchmark of $291,400, the largest year-over-year decline among all home types. Row-style homes dropped 5.5% to $412,400. Semi-detached homes were the only type to gain, rising 0.1% to $685,200.

Overall detached homes across Calgary sat at $739,400, down 0.95% year-over-year, according to September 2026 data from the Calgary Real Estate Board. The cooling market is giving buyers leverage in their negotiations.
