Massive new community planned for east Calgary near Belvedere
153-acre Mattamy Homes development to bring 5,000+ homes by 2035, starting construction in 2028.

A large new residential community is coming to east Calgary following a 153-acre land deal near the neighbourhood of Belvedere.
Ontario-based Mattamy Homes closed the deal on June 1 and will develop the site—located between 17th Avenue SE, the Trans-Canada Highway, and the City of Chestermere—into a mixed residential community featuring single-family homes, semi-detached homes, and townhomes.
The new community, which hasn't been named yet, will feature more than 13 acres of parks, trails, a storm pond, and open space. Nearby amenities include the East Hills Shopping Centre with retail and dining options, plus major roadways including Stoney Trail, the Trans-Canada Highway, and Memorial Drive once the extension is complete.
"Belvedere represents an exciting next chapter for Mattamy in Alberta," said Collin Campbell, president of Mattamy's Alberta Division. "Our commitment has always been to create vibrant communities where families can truly thrive, and this new community, easily accessible from neighbourhood amenities and roadways, will allow us to bring the Mattamy difference to even more Calgarians."
Grading and servicing are anticipated to begin in 2028, with the first residents expected to move in early 2030. The full buildout is projected over roughly seven years, potentially bringing thousands of new households to the southeast quadrant.
Mattamy Homes is also developing a 25-acre partnership with Truman in Chestermere that will see nearly 2,000 homes built, signalling the developer's significant investment in the greater Calgary region.
The development underscores how growth is sprawling east and south, pushing the city's boundaries and reshaping the character of the region around Belvedere and beyond.
