Calgary Housing broke ground Thursday on its largest affordable housing development in company history, a 250-unit project in Southview that will eventually grow to over 1,000 homes.
The groundbreaking at 1821 34 St. SE marks the start of a mixed-income community addressing a critical shortage. Phase 1 will include two mid-rise buildings with one, two, three, and four bedroom units, housing more than 650 residents. Phase 2, still being planned, will add capacity for over 1,000 total.
The $104 million project is funded across all three government levels: the province invested $28.6 million through the Affordable Housing Partnerships Program, Calgary city council allocated $31.2 million in last fall's budget, and federal cost-matching is included. The development sits on land that previously held provincial social housing.
Boarding on a mixed-income model means units priced just below market will help subsidize more affordable rents while covering the building's own operating and maintenance costs — creating financial sustainability without ongoing subsidies. The development also includes live-work units, co-working spaces, a residents' lounge, rooftop patio, secure bike storage, and landscaped outdoor areas.
Construction of Phase 1 is expected to finish in early 2028, with residents moving in shortly after. Calgary Housing says this is part of a broader push: half of Calgary's neighbourhoods currently lack non-market housing options, and the company is expanding development efforts across all quadrants of the city.
