Côte-des-Neiges—NDG unveils 1,225-unit housing plan for former Hippodrome site

The borough released its vision for the old Blue Bonnets racetrack: four towers with rental units, a 50,000-square-foot sports complex, and over one-third green space.

Côte-des-Neiges—Notre-Dame-de-Grâce is moving forward with its transformation of the former Blue Bonnets Hippodrome into a complete neighbourhood. The borough launched its authorization process Wednesday for the site along Décarie Boulevard, unveiling plans for four residential towers with 1,225 rental units, including some affordable options.

More than one-third of the 50,000-square-foot property will remain green space. The centrepiece is a new 50,000-square-foot sports and recreation complex featuring a running track, double gymnasium, training room and community spaces—the neighbourhood's first major public facility of this kind.

Borough Mayor Stephanie Valenzuela framed the project as essential infrastructure for families moving into the rapidly growing area. "In addition to delivering more than 1,200 new housing units, it will provide residents with their first major community facility," she said.

The City of Montreal has earmarked $50 million in its 10-year capital plan for the project. City Councillor Sonny Moroz noted the facility will be the first of several planned amenities as the Namur-Hippodrome neighbourhood continues its expansion toward 20,000 total housing units and 14 hectares of green and public space.
