North Vancouver approves 36-unit townhouse project in Maplewood with tree-removal concerns

North Vancouver council approved a 36-unit townhouse project in the Maplewood area on September 21, granting a development permit to Montage Development for sites at 526-550 Riverside Drive and 2194 Windridge Drive.
The project addresses what planners call "missing middle" family housing. It will include four buildings — two three-storey and two four-storey structures — connected by an internal walkway, with a children's play area, outdoor amenity space and shared underground parking. The units comprise 12 one-bedroom, 10 two-bedroom, eight three-bedroom and four four-bedroom layouts. Eight of the units are lock-off units—small, self-contained spaces within larger dwellings that can serve as visitor suites or rentals. Unit sizes range from 436 to 1,708 square feet.
The development was first brought to council for rezoning in March and approved at that time.
However, two council members raised environmental objections during Monday's approval meeting. Councillor Lisa Muri expressed concern that the removal of more than 60 mature trees from the site and surrounding boulevard areas contradicts the district's environmental goals. Muri noted the trees provide a buffer from traffic at the busy intersection and help manage water runoff in what she described as a "very wet area." "It's not good science from my perspective, it doesn't make sense, we should be doing everything we can to retain these trees," Muri told council.
Councillor Betty Forbes echoed those concerns, noting the area is home to significant wildlife and could function as a wildlife corridor. Forbes asked whether any reports existed on the project's potential impact on local wildlife. District staff confirmed no such reports had been prepared.
Mayor Mike Little noted that the lot currently has a fence running across it, which already impedes wildlife movement in its current state.
Council ultimately voted to approve the permit despite the environmental concerns raised.
