Little Mountain affordable housing complex opens in Riley Park with 48 units and childcare

A new mixed-use development in Riley Park has opened, combining 48 affordable rental homes with childcare and community services under one roof at 167 E. 36th Ave.

The six-storey building includes studios through three-bedroom units operated by S.U.C.C.E.S.S. Affordable Housing Society. The rental homes will be a mix of shelter-rate, income-based, and low-end-of-market units, with S.U.C.C.E.S.S. beginning to lease units in the coming months.

Little Mountain Neighbourhood House will operate 69 childcare spaces and will open in the fall. The building also houses community programming and gathering space, plus a public art installation by Musqueam artist Susan Point.

Mayor Ken Sim said the project responds to the neighbourhood's family-oriented character by expanding access to affordable housing, childcare, and community services. "This project delivers more than housing. It supports the community for years to come," Sim said in a statement.

Ryan Drew, chief program officer at S.U.C.C.E.S.S., framed the development as foundational for residents. "The opening of this building is about creating a place where people can put down roots, build connections and feel a true sense of belonging." Queenie Choo, S.U.C.C.E.S.S. CEO, added that secure housing provides a foundation for people and families to thrive and participate more fully in community life.

The project also includes a community plaza overseen by the Vancouver Board of Parks and Recreation. The source does not specify the income requirements or eligibility criteria to qualify for the affordable units.
