Four assembled parcels in the 14400-block of 104A Avenue in Surrey's Guildford Town Centre neighbourhood have been listed for $7.85 million following a court-ordered sale—down from an initial asking price of $8.25 million.

The 44,111-square-foot consolidated site currently contains one older single-family house. It sits within an area designated as a future rapid transit corridor and is classified as Multiple Residential under Guildford Plan in the city's Official Community Plan.

An existing proposal for a six-storey, 154-unit condominium development with a 188-stall underground parkade received third reading by Surrey council in June 2024. A 2024 planning department report noted the proposal largely complied with the Guildford Plan's family-oriented housing policies, which require minimum percentages of multi-family units with two or more bedrooms.

Sale of the property is subject to BC Supreme Court approval. The city will not approve development without that clearance.

A second nearby site at 14400-block of 105A Avenue—three consolidated lots approved by council in 2024 for a six-storey, 118-unit condo development—is also listed for sale. The applicant declined to proceed without acquiring an adjacent property at 14448 105A Avenue to complete a north-south green lane alignment specified in the Guildford Plan. A planning department report notes the ultimate alignment of that new lane will require further review and potentially an amendment as properties to the west redevelop.

The Guildford Plan, approved by council in 2023, encompasses approximately 515 hectares within Guildford and Whalley, extending from City Centre at 140 Street to the Trans-Canada Highway's 160 Street interchange, and roughly bounded by 100 Avenue to the south and 108 Avenue to the north.
