Metro Vancouver hoteliers charged an average of $406.34 per room night in June, the highest rate ever recorded for any major Canadian metropolitan region in any month, according to CoStar, a global real estate data provider.

The figure surpassed the previous Canadian record of $378.71 set in Metro Vancouver itself in July 2025. The June rates represented a 21.3 percent year-over-year jump from the $335.10 average charged in June 2025.

Five FIFA World Cup Group Stage games took place at BC Place Stadium in June, driving sharp price volatility throughout the month. Graeme Benn, general manager at the Parq Vancouver complex's Douglas Hotel and JW Marriott Hotel, said his properties saw "much price volatility" depending on whether a World Cup game was happening. On the five dates when Vancouver hosted Group Stage matches, his luxury hotels charged roughly double their normal rates — rooms selling for around $700 normally went for $1,800 to $2,000 on game nights.

With two World Cup matches scheduled for July and the region historically commanding its highest hotel rates during summer, CoStar's national director of hospitality analytics Jan Freitag told Business in Vancouver the region could break its fresh record again this month or next. Other factors supporting elevated rates include inflation and the resumption of city conventions, he said.
