West Van Eyes 27 High-Rises on North Shore

Park Royal North could see major transformation with 4,000 new apartments planned for the Taylor Way corridor.

West Vancouver is bracing for one of its biggest development proposals in years. A new local area plan for the Park Royal North neighborhood could bring up to 27 twelve-storey highrise towers to the Taylor Way and Marine Drive area, adding roughly 4,000 apartments to the region.

The proposal covers lands north of the Taylor Way and Marine Drive intersection, a stretch of the North Shore that's remained relatively quiet compared to downtown Vancouver's constant churn. For a municipality known for its residential character and ocean views, the scale is striking—four-storey houses would suddenly share the horizon with towers taller than most buildings in the West End.

This kind of density doesn't happen without trade-offs. Local area plans require community consultation, and Park Royal's proximity to transit and shopping makes it an obvious target for planners looking to add housing capacity across Metro Vancouver. The region's rental shortage and climbing prices have pushed municipalities to look harder at underutilized commercial areas, and Park Royal North—currently anchored by retail and parking—fits that bill.

The proposal still needs municipal approval and community feedback, but it signals how aggressively development pressure is reshaping the North Shore. What remains to be seen is whether West Van residents see this as necessary growth or an unwelcome shift in neighborhood character.
