More than 200 affordable housing units are now under construction on De Lorimier Avenue, steps from the Jacques-Cartier Bridge. The project, called Esplanade Cartier, forms part of a larger 415-unit residential complex valued at $188 million.
The affordable component alone represents $81.4 million in investment. Of the 210 units, 84 households will have rent capped at 25 percent of household income, while 126 additional units will be offered at 95 percent of median market rent. The development also reserves at least 32 units for single mothers, supported by the community organization Mères avec pouvoir.
The Government of Quebec is contributing more than $40.4 million through its Affordable Housing Program and Housing Financing Program. The City of Montreal is providing more than $14.7 million. Interloge, a non-profit partner, is managing the property alongside private developer Prével, which is contributing beyond its regulatory obligations.
Mayor Soraya Martinez Ferrada said the project responds directly to Montreal's housing crisis by delivering homes near public transit, services, and jobs. "Finding affordable housing has become a challenge for too many Montreal families," she said. The development reflects a rare partnership between non-profit and private sectors, with Prével integrating off-market units while contributing to the broader mixed-use project.
