GWL Realty Advisors has filed plans for a 54-storey residential tower to be built atop the existing 14-storey office building at 200 University Avenue, bringing 622 new rental units to the site while preserving the heritage-designated structure below.
The original building, completed in 1961 and designed by John C. Parkin of John B. Parkin Associates (once Canada's largest architectural firm), is among the earliest examples of a modernist high-rise entirely clad in metal and glass. Heritage designation requires the building's retention, so GWL plans to convert office units and construct the new residential addition on stilts atop the existing structure.
The new tower, designed by KPMB Architects, will include 622 market-rental units, of which 24 will be designated as affordable rentals. The project also features 46 parking spaces, 343 bike parking spots, and 193 square metres of retail space. The plans were filed after years of back-and-forth with the city.
Combining residential and office uses in heritage conversions has become common practice in Toronto. On the same stretch of University Avenue, the United Building is adding high-end condos atop a cluster of heritage offices, and 700 University features a rental skyscraper and wet labs addition to the Intact Centre.
No timeline for approval, construction start, or completion has been stated. The total development cost and pricing for the affordable rental units have not been disclosed.
