Durham Regional Police have charged Behzad Ayon, a 30-year-old Ajax resident and owner of Aria Build Corporation, with fraud over $5,000 and possession of property obtained by crime over $5,000.
Ayon's victim hired the company in August 2024 to build a home in Ajax, dealing directly with the owner. As part of their agreed payment schedule, the victim paid $56,560 to enrol the residence in Tarion Warranty — a provincial new-home protection program. The payment was deposited into a bank account associated with Aria Build Corp.
When work stopped following a payment dispute, the victim contacted Tarion to confirm coverage. That's when the victim discovered the property had never been enrolled in the warranty program and was not protected as promised.
Durham Regional Police are concerned there may be additional victims and are asking anyone with information to contact investigators. No statement has been provided by Ayon or the company, and court details including when charges were laid and the appearance date have not been released.
