Another Tsawwassen Lot Rezoned for Townhouse Development

Delta council has approved another single-family lot rezoned for townhouses, this time on Gilchrist Drive in Tsawwassen.
The 10,463-square-foot development will demolish an existing house and replace it with six three-bedroom units in two three-storey buildings. Four units will have two-car garages; two will have single-car garages accessed via a shared driveway. One visitor parking space is proposed.
The site will be rezoned from Single Detached Residential (RS1) to Townhouse Residential (RT76). Because the development aligns with Delta's Official Community Plan, no public hearing is required — only preliminary approval from council.
Neighbours have raised concerns. Six households submitted feedback citing increased traffic, pedestrian safety risks, more street parking, loss of privacy, removal of mature trees, and incompatibility with the neighbourhood's character. The developer proposes a fence and hedge along the property line.
The project contributes to Delta's housing targets. The province has imposed a Housing Target Order requiring 3,607 new units by September 30, 2028. These five net new units count toward that goal, as long as they're occupied by the deadline.
This is the latest in a series of infill projects reshaping Tsawwassen's single-family character. The trend reflects provincial pressure on municipalities to densify, but it's creating friction with residents accustomed to larger lots and quieter streets.
