North Delta home prices fall 9 percent year-over-year as buyer urgency vanishes

Home prices in North Delta continued their downward slide in July 2026, with buyers showing little urgency to enter the market despite improving affordability, the Fraser Valley Real Estate Board reported.
The composite benchmark price for the broader Fraser Valley fell 0.8 percent from June and 7 percent year-over-year. Sales on the Multiple Listing Service dropped 5 percent compared to June and 9 percent below July 2025, suggesting that lower prices alone are not driving demand.
"Buyer urgency has been notably absent from the Fraser Valley market for some time now," said Ishaq Ismail, FVRB chair. "With inventory remaining high and competition subdued, buyers know they don't have to rush. They can take their time evaluating their options, knowing they can return to a market that continues to offer plenty of choice."
In North Delta specifically, the benchmark price for a single-detached house was $1,213,000 in July, down nearly 2 percent from June and 9.1 percent from July 2025. Townhouses fell sharper: the benchmark price dropped to $848,900, down 8.5 percent year-over-year. Condos were $496,100, down 10.3 percent compared to July 2025.
New listings coming to market in July were 14 percent below June and 18 percent below July 2025. Overall inventory edged down 3 percent from June but remained 32 percent above the 10-year seasonal average—a significant cushion that continues to weigh on prices and reduce pressure on sellers.
