Okotoks house prices down 1.8 per cent from last June despite first-half growth

The benchmark home price in Okotoks reached $618,600 in June, up from year-end but down from $632,800 a year ago. The region saw 70 sales in June.

Okotoks home prices climbed through the first six months of 2026 but remain below where they stood a year ago, according to statistics from the Calgary Real Estate Board.

The benchmark price—defined by the board as the typical home price in an area—reached $618,600 in June. That's up from $600,000 at year-end 2025, but down from $632,800 in June 2025, marking a 1.8 per cent annual decline.

Prices peaked in early 2026 at $618,100 in March but have remained relatively flat since then. The detached benchmark price finished June at $695,300, up from $679,200 at year-end but down from $716,500 a year ago.

June saw 70 sales in Okotoks, slightly below the 10-year average for the month, though 89 new listings helped boost inventory levels. Inventory has improved compared with last year but remains below long-term trends, especially for detached homes. Of the 70 June sales, 18 fell between $600,000 and $699,999, while 17 ranged from $500,000 to $599,999.

The benchmark price decline is consistent across the broader region. Calgary prices dropped 2.1 per cent year-over-year, while Airdrie, Cochrane, Chestermere, and High River all saw declines ranging from 1 to 3.9 per cent.
