Crombie REIT and Wesgroup have submitted a rezoning application to the City of Vancouver to redevelop an entire block at 3410 Kingsway, where a Safeway and a BC Liquor store now sit beside a large surface parking lot.

The proposal calls for five rental towers ranging from 19 to 29 storeys, with 1,082 purpose-built rental units and commercial space, including a replacement grocery store. The site sits where Kingsway bends before connecting at Boundary Road, near Central Park.

The development team says the existing layout creates "a significant break in the surrounding pedestrian network." It wants to add pedestrian connections through the site, using the grade change between Kingsway and the residential neighbourhood to the south.

The site is within walking distance of the Joyce-Collingwood SkyTrain station and falls within a transit-oriented area, which the city's rezoning policy supports for added density and height near rapid transit.

Musson Cattell Mackey Partnership is the architect and LOCI Landscape Architecture+Urban Design is handling the landscaping.
