Marpole's former Petro-Canada site eyed for 11-storey hotel, condo, and office tower

JTA Development filed rezoning for 8072 Granville Street, proposing 65 condos, 65 hotel rooms, office space, and ground-floor retail on the recently shuttered gas station property.

A rezoning application has been filed to redevelop the site of a recently shuttered Petro-Canada gas station at 8072 Granville Street, at the intersection with West 65th Avenue, into an 11-storey mixed-use tower.

JTA Development Consultants and architectural firm Musson Cattell Mackey Partnership propose 65 strata ownership condominiums, 65 hotel guest rooms, roughly 35,000 square feet of office space, and nearly 9,000 square feet of ground-level retail and restaurant space across 143,000 total square feet. The building would rise 152 feet with three underground levels providing 126 parking stalls and 155 bike parking spaces.

Residential units occupy the top four floors plus a partial 12th level (amenity space), split across 5 studios, 30 one-bedroom units, 5 two-bedroom units, 5 two-bedroom-plus-den units, and 20 three-bedroom units. Hotel rooms occupy the fourth through sixth levels. Office space fills levels two and three. The property sits on 23,400 square feet.

"Situated within the Marpole community along Granville Street, the site is a strong location for mixed-use development," the developers stated in their rezoning application. "The overall proposal aims to deliver a vibrant, well-designed addition to the Marpole community by providing enhanced housing diversity, employment opportunities, and contributing to the continued growth and livability."

The application comes as Granville Street retail has seen limited major development. The largest nearby project was the 2015 Westbank Safeway site redevelopment, making this the most significant proposal for the area in over a decade.
