JJ Bean is moving into the West Broadway block with its 25th location, taking over the cafe space where Trees closed in late 2025 after a franchise dispute.
Renovations are underway at 1598 West Broadway, where the previous tenants had walked away following a breakdown with ownership. Trees owner Peter Chiung said at the time: "The franchisee had violated the franchise agreement by purchasing unauthorized third-party food and coffee bean products and passing it off as Trees products."
The JJ Bean takeover marks a continuation of the neighborhood's coffee-shop identity—the space was already set up as a cafe, likely minimizing the work needed to rebrand and reopen. JJ Bean traces its lineage back to Neates Coffee, which was run by the family of founder John (JJ) Neate Jr.'s grandparents. Neate opened the first JJ Bean in 1996 and has since grown it into one of Vancouver's most recognizable independent coffee chains. The brand expanded its reach last year with a Neate Donuts pop-up, its doughnut offshoot venture.
